New Florida 2023 Roof Replacement Updates & How It Effects Boynton Beach & Lake Worth Homeowners

At Boynton Beach Roofing Experts, we only work with the top-rated roofing contractors servicing this area that fully understand the new laws in 2023 and how they impact getting a new roof replacement in Boynton Beach.

In Boynton Beach, Florida, replacing your residential roof is a big decision, not to be taken lightly due to the local weather conditions, such as large amounts of rain and occasional hurricanes, which can significantly impact the lifespan of your roof. Important factors that impact the long-term outcome of this decision include which material to pick, which roofer to use for the replacement, and an understanding of how new Florida legislation has changed and how it affects Boynton homeowners in the roof replacement process.

The most popular type of roofing material in Boynton Beach is asphalt shingle. Modern asphalt shingle roofs offer sufficient protection from extreme weather and other environmental factors, but the biggest draw to shingles from homeowners is the lower initial cost. And we say "initial cost" for a reason, as in the long term tile or metal can often make more financial sense if it's possible to go that route. Tile roofing is also very popular in Boynton Beach, much like the rest of South Florida. However, many do not realize how popular metal roofing in Boynton Beach is becoming.

There is a whole list of pros and cons concerning each of the aforementioned roofing materials. For example, metal roofs are the most durable, lasting 50 years or more, but they do cost more upfront and will be the last roof you ever put on your home! On the other hand, metal roofing offers excellent protection against strong winds that often occur in Boynton Beach during hurricane season. Plus, the new metal roofs look phenomenal. Metal roofing in 2023 is not what it was 20 years ago; a lot has changed, especially how good they look!

Tile roofs are another aesthetically pleasing option favored by many homeowners. Tile materials come in various colors, sizes, shapes, textures, and finishes, allowing complete customization potential when designing and installing your rooftop. Plus, tile installations have been known to outlast traditional asphalt shingle projects by years, if not a decade or more, under normal circumstances, making them an attractive, cost-effective solution.

In addition to the material and style, a recent change in Florida law may impact your decision to replace your roof. Before May 26, 2022, if more than 25% of a roof was damaged and needed to be repaired, then the entire roof system was required to be replaced to bring the whole roof up to code, as per Florida's "25% Roof Replacement Rule".

However, this rule has now been eliminated by SB 4-D. Instead, the new law stipulates that if the existing roofing system or roof section was built, repaired, or replaced in compliance with the requirements of the 2007 Florida Building Code or any subsequent editions, and 25% or more of the roof is being repaired, replaced, or recovered, only the repaired, replaced, or recovered portion is required to be constructed by the current Florida Building Code.

This is good news for people with newer roofs that still have a decent amount of lifespan left and do not want to get it replaced. However, this rule applies only to roofs constructed or replaced after March 1, 2009, the effective date of the 2007 Florida Building Code. Roofs constructed before this date are still governed by the 25% Roof Replacement Rule. It is important to check the roof's age, as many Boynton Beach homes were constructed before 2009.

Common Roofing FAQs

Below are some of the important questions to ask and understand the answers to. Many of the homeowners we work with ask some or all of these questions before, during and after the roofing project is complete. If you have further more detailed questions or if you want specifics concerning your particular house, property or situation please give us a call.

What Will The Timeframe On My Roofing Project Be?
The needs of your project will significantly affect how long it takes. We do provide everyone with a precise estimate of both time and cost. But, you must consider permitting and building department inspections. We do have a thorough understanding of Boynton Beach regulations and are almost always able to maintain the timeframes given in an estimate.
What Will The Cost Of My Roofing Project Be?
Cost, much like timeframes, will depend on your needs. For example, a roof replacement will cost more than a repair. Materials also play a big part; replacing an asphalt roof will be less expensive than tile or metal. We do make sure to keep our pricing as competitive as possible!
Why Do I Need A Roof Replacement, When Only Part Is Damaged?
We frequently help homeowners with minor repair jobs, but there are many times other factors at play that make getting a roof replacement the wiser choice. One such factor is that local building codes governing roofing within a High-Velocity Hurricane Zone require a new roof replacement if over 25% of the roof is damaged. Age is another consideration; a roof 20 years or older will continue to have problems and will need more and more repairs, in the long run costing more than a new roof and still inevitably requiring a new roof!
Do Roofing Projects Come With A Warranty?
Being in a High-Velocity Hurricane Zone, all materials used need to be able to handle 100mph+ winds, and generally, all materials used in this regard come with 20-30 year warranties. In addition to manufacturer warranties, most contractors offer warranties on the labor as well.
Does Making A Claim For My Roof Increase My Homeowners Insurance?
There are many factors tied to the rates of homeowner's insurance. Rates are, in part, connected to the history of an area, and in South Florida, an area prone to hurricanes, the rates will be higher anyway. The public adjusters we work with help to minimize out of pocket costs to our clients.
Can Homeowners Insurance cover a Roof Repair Or Re-Roof?
If there is evident damage done to your roof via a hurricane or tropical storm, then there is a strong chance an insurance claim can be made. Most homeowners insurances have a deductible that must be met first. Homeowners insurance will not cover a new roof if it's just to replace an old roof; there needs to be storm damage. We can help with the entire process of making an insurance damage claim.
